Homeowners are encouraged to call there builder anytime with any serious problems and if possible, call near the 10 th months of occupancy with minor, non-maintenance issues.

The 1 st warranty year is the builder’s coverage. Lux is here to assist homeowners with any questions or concerns, provide free inspections and conciliation for disputes between the builder and homeowner.

The builders 1 st year coverage is also backed by Lux in the event of problems.

Lux provides protection to homeowners against leaks in wood walls above the ground and below the roof. In addition to repairing wall water penetration issues the warranty will also repair direct subsequent damages such as flooring, framing, drywall, finishes etc., to materials provided by the builder.

The term “Major Structural Defects” is a warranty industry term which defines warranty coverage for structural elements of a new home. Example of structural elements are beams, rafters, joist, truss… that carry the load-bearing portion of your new home. These items are protected from failures.
